• If you suspect a problem, take action immediately:

Foundation problems should be addressed without delay. Hire a home inspector to assess the damage and seek estimates from several contractors. Minor foundation cracks (less than ¼ inch) are common and can be remedied easily. But wider cracks are a serious issue and expensive to repair. • Do a cost-benefit analysis:

Does it make sense for you to spend on repairs and then sell the house? Or, do you want to sell the property without having to go through the hassle of fixing the problem?
